Gorgeous PH for sale in the heart of Buenos Aires
Owner direct, no broker fees. We are American property developers operating out of Buenos Aires. This PH (similar to American condominium unit, but with the feel of a house) was gut renovated in the prior two months and is all new, waiting for you to bring your furniture.
About the House
The PH is an Argentine classic - "chorizo-style", which features a gallery entrance, large windows and wooden doors with shutters, very high ceilings, and contains approximately 176 square meters (1900 square feet) which includes 3 bedrooms, 1 bathroom, a large eat in kitchen, a tv/living room, a gallery entrance and a patio with a brand new, handmade parilla.
The kitchen and bathroom were completely renovated and contain all new appliances and fixtures, including industrial stove and hood. The gas and water pipes are new. There's a hookup for simple W/D installation.
The PH is ground level (planta baja), "contra frente", which means it is not situated directly on the street.
About the Neighborhood
The PH is located on Tres Arroyos (al 500) in tree-lined and tranquil Villa Crespo just off an important avenue with ample public transportation options (including Malabia subte about 10 blocks away.) You can walk to Palermo on nice evenings or stay local and dine at one of BsAs' best parillas (Don Zoilo - see link http://www.guiaoleo.com.ar/detail.php?ID=522). The neighborhood is quiet and safe (Coca-Cola distributes from a nearby facility so the neighborhoods is patrolled 24 hours at Coca-Cola's expense) and is considered by most to be on of BsAs more up-and-coming neighborhoods as noted by Frommers.
Some of the more interesting dining and entertainment venues are starting to move into Villa Crespo, as high rents have pushed entrepreneurs out of Palermo Soho. See the following:
http://www.guiaoleo.com.ar/detail.php?ID=90
http://www.guiaoleo.com.ar/detail.php?ID=2845
both of which are in the section of Villa Crespo now referred to as Palermo Queens.
Walking east on Tres Arroyos it turns into Gurruchaga, which runs through the heart of Palermo and is home to most of Buenos Aires' best boutiques. Closer to this house are many high end outlets, such as Etiqueta Negra (opened in December 08), Lacoste and Prune (these outlets are approximately 8 blocks from the house).
In short, the neighborhood is quintessential BsAs barrio, but is changing rapidly.
Logistics, Financing
I am happy to assist potential buyers in the buying process (including selection of notary and transfer of funds from foreign countries). I can also be of tremendous assistance should a buyer wish to make additional renovations to the house - I have a crew of workers at my disposal.
Financing is available to qualifying buyers, but you will need at least 40% down payment delivered outside of Buenos Aires. I am happy to conduct business using contracts governed by the laws of either London, UK or New York, USA.
I would also entertain offers to swap the property for property in Florida or Mexico.
There are not many of these properties left in BsAs and at this price, there's nothing comparable.
